This approach enables us to partner directly with top-tier development teams, creating sponsorship entities that manage and develop high-quality assets. The resulting structures combine the sponsor's operational expertise and market knowledge with Interport's institutional capital, risk management framework, and investor infrastructure, including our AppFolio-powered investor portal that provides 24/7 transparency on every asset in the portfolio.

Our sponsorship relationships are not transactional. Many of our closest partners, including the principals of Cypress 16, have become integrated members of our leadership team, reflecting the depth of alignment that defines our approach. When we back a sponsor, we are committing not just capital but the full resources of the Interport platform.

Sponsor Identification

We identify experienced operators with proven track records in our target sectors (hospitality, self-storage, and aviation infrastructure) who have sourced compelling investment opportunities.

Entity Formation

A sponsorship entity is formed to jointly manage and develop the asset, with governance rights, capital commitments, and economics structured to align all parties' interests.

Capital Deployment

Interport provides the additional GP-level capital needed to complete the general partner's contribution, enabling the transaction to proceed with institutional-grade capitalization.

Active Management

The sponsor leads day-to-day operations and development execution while Interport provides institutional oversight, capital markets support, and investor reporting infrastructure.

Founded in January 2018, Cypress 16 is a real estate development, investment, and project management firm whose principals have raised over $600 million in equity and managed properties valued at over $1 billion. Gary Roffe, previously Managing Principal and COO of Miller Global Properties, now serves as Interport Capital's Head of Development.
