The 190-room, 19-story property represents one of the most significant hospitality investments in the Denver Tech Center corridor and stands as a testament to the strategic vision of our development partners at Cypress 16 and McClurg Century Investments. The Kimpton Claret was conceived to address a clear market gap: the Denver Tech Center, one of the region's most productive commercial districts, lacked a true lifestyle boutique hotel that could serve both the corporate traveler and the growing leisure market drawn to South Denver's dining, retail, and cultural offerings. Designed by KGD Architecture of Washington, D.C., the tower delivers 190 guest rooms including four premium suites, more than 10,000 square feet of flexible meeting and event space including two ballrooms, a boardroom, and a landscaped outdoor terrace capable of hosting gatherings for up to 250 guests.

The Kimpton Claret validates our conviction that transit-oriented, lifestyle-branded hospitality assets in high-barrier suburban markets can outperform traditional urban center investments on a risk-adjusted basis.

The property's dining program has quickly established itself as a destination in its own right. Saverina, the ground-floor restaurant helmed by Executive Chef Christian Graves, offers Italian-inspired modern American cuisine sourced from local and sustainable purveyors, serving breakfast, lunch, and dinner to hotel guests and the surrounding community. The Halo Rooftop Bar on the 19th floor has become one of Denver's most sought-after social venues, offering 180-degree panoramic views of the Rocky Mountains alongside a curated cocktail program. The property also features a fitness center, coffee bar, and bike valet, amenities that reflect the Kimpton brand's emphasis on creating spaces that feel authentically connected to their neighborhood. The hotel was developed with energy-efficient HVAC systems, low-flow water fixtures, and locally sourced construction materials that reduced the project's embodied carbon by an estimated 18 percent compared to conventional hotel construction.

From an investment standpoint, the Kimpton Claret's performance has validated our underwriting thesis. Revenue per available room exceeded initial projections by 11 percent during recent quarters, driven by robust corporate demand from the Tech Center's base of Fortune 500 tenants and an increasingly favorable group booking calendar. The property's location at Belleview Station, with direct access to RTD light rail, bus routes, and the I-25 corridor, provides a structural advantage in a market where connectivity and accessibility are increasingly valued by corporate travel managers.
